How to choose the right plot for your dream cabin

How to choose the right plot for your dream cabin

Choosing the right plot is one of the most important decisions you make when building a cabin. The plot lays the foundation for the entire project and affects everything from layout to daily comfort. In this article, we share our best tips based on nearly 25 years of experience.

Location and accessibility

Think carefully about how far you are willing to travel to reach the cabin. A cabin located too far away is rarely used as much as one would like. Also consider the road connection – is the road ploughed in winter? Is it possible to drive all the way there, or do you have to walk part of the way?

A well-placed cabin makes the most of the plot's natural qualities.

Sunlight conditions and views

Sunlight conditions are crucial for enjoyment of the cabin. Find out how the sun hits the plot throughout the day and the year. A plot with evening sun on the terrace is often preferable. The view should also be considered – what can you see from the living room, from the terrace, from the bedrooms?

Remember that trees can be felled and the view can change, but the fundamental sunlight conditions are governed by the plot's position in the terrain and cannot be changed.

Terrain and ground conditions

The terrain affects both building costs and how the cabin is positioned. A flat plot is easier to build on, but a sloping plot can offer exciting architectural possibilities and a better view. The ground conditions determine what kind of foundation is needed.

We always recommend a site visit before making a final decision. Our experienced advisers can help you assess the plot's potential and any challenges.

Zoning plan and restrictions

Always check the current zoning plan for the area. This tells you what is permitted to build, maximum size, eaves height, roof pitch and other restrictions. Some areas have strict requirements for architectural design that must be followed.

Contact the municipality to get a full overview of what applies to the plot in question. We have long experience navigating zoning plans and can assist in this process.
